Furnished apartments in Business Bay, beside the Dubai Water Canal

Business Bay keeps office hours. On a weekday morning the towers fill with people heading to work. The district is busy on weekdays, and its few access roads jam at rush hour. By evening the offices empty, and away from the canal the district goes surprisingly quiet. If you are here for a project or a contract, that rhythm tends to suit you.

We manage furnished apartments across several towers here, mostly studios with the occasional one-bedroom. We let them for weeks or months, and sometimes for shorter stays. Downtown Dubai is next door and the Dubai Water Canal runs through the district. To our mind, those are its two strongest arguments.

Office towers by day, the canal by evening

Offices and homes sit side by side here, often in neighbouring towers. Many of the buildings are recent, so expect modern lobbies, fast lifts and shared facilities rather than character. Across our towers that usually means a pool and a gym. Some add a spa, sauna and steam rooms, a kids' play area, landscaped gardens or a jogging track, and at least one has a pool overlooking the canal. Not every tower has all of these, so check what the building behind a particular apartment actually includes.

The canal is the best part of living here. A walking and cycling path runs along its banks. If you like a morning run or an evening walk, that path is the obvious place for it. Cafés, restaurants and retail appear among the facilities of some of our buildings, so ask what is on site in the tower you are considering.

Getting out, and getting back in

The Red Line stops at Business Bay, linking you to the city's main corridor without driving. Several of our buildings are close to the station or to bus stops. If you plan to manage without a car, say so and we'll steer you towards the better-placed towers.

Because the district borders Downtown Dubai, the city's tallest tower and its biggest mall become your neighbours rather than a day out. You could easily treat them as your local high street. The catch is the roads. The district has only a few access roads, and at rush hour they jam. If you drive to work, travel early or late if you can.

Some of our buildings include an allocated space or valet parking. If you need a space, mention it when you enquire.

Studio or one-bedroom

What we have here is mostly studios. They work well for one person on an assignment, or for a couple with long working days who let the building's gym and pool make up for the smaller footprint. If space matters to you, ask us to compare studios in different towers before you choose.

One-bedrooms are scarcer in our mix here. If you are a family, or two people who both work from home and need a door to close, ask early and keep your dates flexible. Several of our apartments have canal views. If that matters to you, say so.

Where Business Bay falls short

This is a district built around work. If you want older streets, a village feel or a beach on your doorstep, look elsewhere. And because offices and homes share the district, weekdays are busy.

Space is the other limit. Many towers have kids' play areas and family pools, but with mostly studios on offer, a larger family will feel squeezed. And if your office is across town and you drive at peak hours, those access roads will test you every day. You may be happier living nearer the job.

Questions people ask

Can I live in Business Bay without a car?

Yes, and plenty of people do. The Red Line stops in the district, Downtown sits right alongside, and the path along the water is pleasant on foot. Tell us if you will rely on public transport and we will point you to the buildings closest to the station or a bus stop.

How bad is the traffic, really?

At rush hour it is heavy, because the district has only a few access roads and everyone uses them at once. Timing your journeys away from the peaks is the simplest fix. If you commute by car, build the queue into your day.

Is it noisy at night?

Weekdays are busy during office hours, but evenings away from the canal are quiet. If you want the quietest evenings, a tower set back from the canal is the safer choice. Tell us which you prefer and we'll match you.

Do you have anything suitable for a family?

Our apartments in Business Bay lean heavily towards studios; one-bedrooms come up less often. If you need one, ask early and be flexible on dates. Many of the towers have kids' play areas and family pools.
