Furnished apartments in Downtown Dubai for weeks or months

Downtown takes in the Burj Khalifa, the Dubai Fountain and Dubai Mall. Dubai Opera is here too, as is Mohammed Bin Rashid Boulevard. It is the most visited part of the city. Living in it for a few months is a different experience from passing through for an afternoon.

We manage furnished apartments in several buildings here, both in towers on and near the Boulevard and in the low-rise Old Town. Which of those you pick shapes your stay more than almost anything else, so this page is mostly about that choice.

Boulevard towers or low-rise Old Town

Around the Boulevard you live among towers. The mall and fountain draw the district's crowds, so expect them to be part of daily life rather than something you visit now and then. Some people love that. It suits anyone who wants restaurants and shops close by and doesn't mind sharing the neighbourhood with visitors.

Old Town feels quieter. The buildings are low-rise with an Arabic-style design, and evenings there are calmer than in the tower blocks. If you are working long hours and want to come home to something that feels residential, start your search here.

The buildings we use vary, but between them you will find pools, gyms, saunas and steam rooms, places for children to play, planted gardens and security on duty around the clock. Courts for tennis, squash or basketball, business centres, meeting rooms and direct access to Dubai Mall also appear among their facilities. Ask us what a specific apartment's building has rather than assuming.

Getting around

Burj Khalifa / Dubai Mall Metro station is on the Red Line, which matters if your office is on the same line. If it isn't, plan for taxis or a car. Some of our buildings include allocated parking, so tell us early if you are driving.

Within the district itself, the mall, the Opera and the Boulevard are your daily landmarks. We won't promise walking times, because they depend heavily on which building you are in and how the crowds are moving that day.

Studio or one-bedroom

In Downtown, one-bedrooms make up most of what we manage; studios are the smaller share. The studios suit one person on a project who is out all day and mainly needs a well-placed, well-run base. They are compact, and they are honest about it.

The one-bedrooms are the better choice for couples, for anyone working from home, or for a stay of more than a couple of months. A separate bedroom stops the place feeling like a hotel room. It also means a visiting friend has somewhere to sit that isn't the end of your bed. Families needing more than one bedroom should ask what is available, since nearly everything we manage in Downtown is a studio or a one-bedroom.

The downsides, plainly

Crowds are real. The mall and fountain area fill up, and on New Year's Eve and during big events roads close, so getting in or out by car can be awkward. If you are in residence over those dates, plan for it.

Look elsewhere if you want a sleepy residential street with nothing happening on it, or if your work is far from the Red Line and you hate traffic. If you like Downtown but not the noise, Old Town is the compromise.

Questions people ask

Is Old Town really quieter than the Boulevard towers?

Yes. The buildings there are low-rise with an Arabic-style design, and the area has a calmer feel than the Boulevard's tower blocks. It is still Downtown, so it isn't silent, but it feels more residential.

Can I manage without a car?

That depends on where you need to go. The Burj Khalifa / Dubai Mall station is on the Red Line, so if your work is on that line you may manage without one. Otherwise, taxis or a car will be part of daily life.

What happens on New Year's Eve and during big events?

Roads around the district close and crowds build around the mall and fountain. If you are staying over those dates, plan journeys in advance and expect to stay put for the evening.

Will my building have a pool and gym?

Pools and gyms are among the facilities in the buildings we use, alongside saunas, play areas, courts and business facilities. Facilities differ from building to building, so ask about the particular apartment you are considering.
