Furnished apartments to rent in Shams, JBR

Shams is one of the six clusters of towers that make up Jumeirah Beach Residence, and like the rest of the row it stands on the beach. The Walk runs past at street level, and the sand is just beyond The Beach. Stay a few months and the sea stops being an outing and becomes part of your ordinary day.

It is not a new building. JBR's towers are older than most of the Marina behind them, and flats vary a lot in finish from one door to the next. So it matters who furnished the one you are looking at. We manage every flat we show here, and we would rather tell you that upfront than have you find out on arrival.

Nightly prices are before taxes: 5% VAT and, in Dubai, the Tourism Dirham fee are added and listed line by line before you send a request. A refundable security deposit may apply.

What the building gives you

The shared facilities are generous for a building of this age. There is a swimming pool, a jacuzzi, a sauna and steam room, and a gym, so you can skip a gym membership for the length of your stay. A landscaped garden and a kids' play area round it out, which matters if you are bringing children. There is a first aid centre on site and security around the clock.

Allocated parking is included. Around here, that counts for a lot. The district fills with visitors at weekends and on holidays, and a space that is yours spares you a lot of circling.

Our flats in Shams

At the moment our Shams flats are two-bedrooms, spread over more than one Shams tower. These are proper family-sized layouts rather than compact studios, which suits people who need room to work, cook and have the children or a colleague stay without falling over each other. What is free shifts from one week to the next, and the list on this page shows our Shams flats as they stand today.

Who it suits, and what is outside

Families between homes, couples who want space, and colleagues sharing on a project tend to do well here. The Dubai Tram stops at JBR, Dubai Marina is directly behind the towers, and Ain Dubai turns on Bluewaters Island across the water. The downside is the crowd. Come a weekend or a public holiday, the promenade below the towers and the sand beyond it fill up with day visitors. If you want quiet streets, look elsewhere. If you want the sea on your doorstep, put up with it.

Questions people ask

Does a flat in Shams come with parking?

Allocated parking is included at the building. Tell us which flat has caught your eye and we can confirm how its space works.

How noisy does it get at weekends?

The busy part is street level and the beach: on weekends and holidays, visitors pack the promenade and the sand. Our advice is to save your beach time for weekdays and use the building's own pool, garden and gym when the crowds are out. If noise worries you, tell us and we will be straight with you about the flats we have.

What is there for children in Shams?

More than you might expect from a beachfront tower. Children get their own play space in the building, alongside the pool and the landscaped garden, with a first aid centre and round-the-clock security in the background and the beach right there. Right now our flats here are two-bedrooms, so there is space for a family to live properly for a few months.
